Keep title until you're paid in full, collect monthly payments, and sell to buyers a bank would turn away.

A contract for deed (also called a land contract or real estate contract) is a sale where the buyer moves in and pays you in installments, but you keep legal title until the buyer finishes paying. Then the deed transfers to them.
It’s one form of seller financing. The main difference is who holds title while payments are being made.
With a note and trust deed, the buyer gets title at closing and you hold a lien on the property. With a contract for deed, you hold title until the end. Many Utah sellers choose a trust deed because foreclosure rules are more familiar, while others prefer keeping title. I’ll lay out both so you can decide.
Tell me about your home and your goals. I’ll compare a contract-for-deed sale to a traditional listing and an as-is cash offer, with real numbers for each.
Real feedback from clients who chose the path that fit them best.
Lesly built a pricing strategy that brought in multiple offers. We sold above what we expected.
We needed to move fast. The as-is cash offer was fair and we closed on our schedule.
The seller-financing option got us a higher price and monthly income. So glad we asked.

Every sale closes through a trusted Utah title company, so your money and paperwork are handled securely. My job is to make sure closing day feels like a celebration, not a surprise.
Yes. Real estate contracts are used in Utah. They should be written carefully, recorded, and ideally reviewed by a Utah real estate attorney.
The seller keeps legal title until the buyer pays the full price. The buyer usually lives in the home and handles day-to-day costs as the contract spells out.
The contract sets out default terms, and Utah law governs how they can be enforced. Depending on the situation, the seller may be able to cancel the contract and keep payments made, or may need a court process.
It varies. Many run a few years and end with a balloon payment, when the buyer refinances with a bank. Others run longer. We set terms that fit your goals.

I help Utah homeowners sell with confidence and walk away with the most money for their situation. Whether that means a top-dollar listing strategy, a quick as-is cash offer, or creative seller financing, my job is to find the path that’s genuinely best for you, not a one-size-fits-all script.
Every option comes with real numbers, honest advice, and no pressure. If you’re thinking about selling anywhere in Utah, let’s talk.
